Rules, Regulations & Policies

For both your enjoyment and that of your fellow campers, please observe these Park rules & Policies at all times while staying at Head Lake RV Resort.Thank you for your understanding and cooperation.

Payments

Site fees are due by April 25, 2025. A $50.00 fee will be charged for late payments.

Park Policy & Rules - Sch. A

The following guidelines will assist us in providing a pleasant environment for all of our Occupants. Please ensure that all members of your family and your guests are aware of our policy and rules. Park management or other staff have the authority to enforce all rules noted. All public buildings on the park grounds are smoke free.

Campsite

  • One family and one sleeping accommodation per lot, consisting of 2 adults and their children under the age of 19. Exceptions must be approved by management.
  • All future trailers brought onto Head Lake RV Resort must be 5 years old or newer, unless approved by management.
  • Site changes or additions require prior approval
  • Selling goods or services from campsites is prohibited unless approved by management
  • Lots/sites may not be subleased or rented unless approved by management
  • Winter storage fees will apply to your site, with or without your trailer
  • Site may not be used by unaccompanied youth under the age of 19
  • No clotheslines on campsites
  • Campfires must be contained in a ring or circle of brick and be no larger than 24” in diameter as per the City of Kawartha Lakes By-laws. If your fire ring is larger than 24” in diameter, you will be advised to remove it from your lot. Campfires must be extinguished before retiring
  • ONLY clean firewood purchased from ‘Head Lake RV Resort’ can be burned on your site. Absolutely no outside firewood will be permitted. Any wood brought onto ‘Head Lake RV Resort’ property will be confiscated. We reserve the right to remove your fire ring from your lot if this rule is broken. This rule is in place to prevent spreading disease-causing insects such as Emerald Ash Borer.
  • One vehicle per site. Exceptions must be approved by management.
  • Outside refrigerators must be located inside a shed
  • Children under the age of 12 are NOT allowed on the boat docks unless they are accompanied by an adult
  • Your personal mail is not to be sent to ‘Head Lake RV Resort’ address
  • All outside contractors are prohibited unless approved by Management
  • If you are not staying the next season and you remove your trailer and belongings before the end of the current season without a deposit for the following season, Management reserves the right to release your site at any time, with no refund
  • ‘For Sale’ signs or posters are prohibited on campsites
  • Always keep conservation in mind when using water. Repair dripping taps and running toilets
  • No weapons of any kind are permitted on Park property, in keeping with our law-abiding park culture
  • Know the location of internal trailer breakers. Meters will be read by management and invoiced 2 times per season (July 30th and Thanksgiving weekend)
  • Municipal assessment taxes are to be paid by Occupant(s) if their trailer has been given an assessed value by which we calculate your portion of the single tax bill management receives annually. See Management for more information
  • In order for your trailer to be sold within Head Lake RV Resort, management must be made aware and approve.

Cars, Bikes & Boats

  • Parking on roads or other campsites is prohibited
  • Bikes are not to be ridden after dark (with or without lights)
  • Boat maintenance is not allowed on campsites
  • Washing vehicles on campsites and park grounds is prohibited
  • Maximum 7km/hour on all roadways within park grounds
  • Pedestrians and children have the right of way
  • Boat slips are not to be used without authorization.
  • Assigned boat slips may change from year to year
  • Locks on boat trailer hitches are allowed as long as a key is provided to management.
  • Crowding of equipment on a site is a serious fired hazard and could result in action from local fire departments.
  • Leisure vehicles: there are no all-terrain vehicles (ATV’s), dirt bikes, minibikes, dune buggies or other off-road vehicles permitted in the park unless approved by management.
  • A golf cart is acceptable on park grounds only if the Occupant(s) has proof of insurance AND proof that it is required due to mobility issues. No person under the age of 18 shall drive a golf cart on park grounds.

Insurance & Liability

  • During the term of the Licence of Occupation, the Occupant shall place and maintain the following insurance:
    a) Comprehensive general liability insurance coverage against claims for bodily injuries (including death), personal injury and property damage on or about the site and the Park in an amount not less than $1 million per occurrence
    b) “All perils” insurance on the trailer and all improvements constructed, or to be constructed on the site and owned by the Occupant, in the amount of the full replacement value.
  • The Occupant shall, in a written form satisfactory to the Owner, demonstrate that the required insurance coverage is in place under this agreement.

Sewage Disposal

  • Head Lake Trailer RV Resort uses a Conventional Septic System to dispose of human waste and waste water. Therefore, it is important to conserve water disposal and utilize environmental consumption habits in order to maintain a functioning system for all
  • It is imperative that you do not dispose sanitary napkins, tampons, condoms, diapers, J cloths, paper towels, grease, paint thinners, chemicals, wooden matches or any other similar non-dissolving solids in toilets and drains
  • Inspect your sewer fittings from your trailer to the ground on an annual basis or after returning from holidays. If you detect any loose fittings or foul odour, please report it to Management. Plumbing concerns from the ground up into the trailer are the Occupants responsibility. Head Lake RV Resort will maintain from the ground down.
  • IT IS IMPERATIVE THAT ONLY HUMAN WASTE AND TOILET PAPER ARE DISPOSED OF IN TOILETS AND ONLY GREY WASTE WATER IN KITCHEN AND BATHROOM DRAINS

Recycling & Garbage

  • All occupants and their visitors are responsible for collecting and removal of all recycling material (fibre, cans, bottles) from the park grounds
  • Garbage is to be put into clear garbage bags. The City of Kawartha Lakes will only accept CLEAR garbage bags. Limit of one (1) bag per pick-up. Pick-up day is Sunday.
  • Non-household garbage, such as paint, tires, appliances, furniture, hazardous waste, etc. shall be taken directly to the dump site by the Occupant responsible

Landscaping & Trees

  • Head Lake RV Resort will not be responsible or liable for any tree, tree branch or anything attached to a tree, which falls onto your trailer or any of your belongings
  • Fences of any kind and material are prohibited
  • Grass must be cut regularly
  • lower beds shall be weeded regularly. Lots that are not cut, will be cut by the Park staff and billed accordingly.
  • Firewood shall be kept inside a shed or piled neatly beside or under your trailer

Visitors/Guests

  • ALL VISITORS MUST BE REGISTERED PRIOR TO ACCESSING THE PARK. ANY VISITOR NOT REGISTERED IS CONSIDERED TO BE TRESPASING ON PARK PROPERTY.
  • Occupants are responsible and liable for the actions and safety of their children and guests
  • Visitors are required to leave the park grounds by 11pm or register as an overnight guest
  • Tents are not allowed on campsites for your guests unless approved by management
  • All children must be on their campsite by 10pm

Swimming

  • Pool users do so at their own risk as the pool is unsupervised
  • Children under the age of 12 must be accompanied by an adult
  • Rules posted in the pool area must be obeyed to ensure the safety and enjoyment of others
  • Diapered children must use a swim diaper
  • Hours of swimming are 10am to 7pm daily

Seasonal Rates

  • All applicable rates will be communicated through email
  • There will be no refunds for evictions or early departures
  • If you remove your trailer, belongings, etc. off your site, your lease contract becomes null & void and your site will be leased to another Occupant
  • Under no circumstances can your trailer be removed from your site and replaced with a tent, pop-up trailer, etc.
  • Rates are subject to change every year
  • Head Lake RV Resort reserves the right to renew or not to renew your lease contract each year

Pets

  • Pets are welcome as long as they are leashed at all times, are well behaved and quiet.
  • Fecal matter must be cleaned up immediately on your site or elsewhere on the park
  • Only 2 pets per site, unless approved by management
  • Pets are not allowed in the following areas: in any buildings, in any other noted restricted areas
  • Excessive barking and aggressive dogs will not be tolerated
  • Cats are to be kept within the trailer
  • No dogs are allowed to be tied up on lawns and left unattended.
  • Outside pet enclosures are not permitted on, or between sites.
  • All pets must be tagged, have proper shots and comply with any municipal by-laws.
  • It is the Occupants responsibility to properly care for any pet and to clean and restore any areas where mess or damage has occurred.
  • Head Lake RV Resort reserves the right to refuse entry to large or aggressive dogs.

Sheds & Decks

  • Installation of solid awnings, Florida rooms, screened porches, sheds, decks and privacy screens require prior authorization and approval from Management
  • Building plans/drawings for decks must be provided to Management for approval
  • Deck size shall be to a maximum of 10 feet wide by the length of your trailer, unless management approves otherwise.
  • Only pressure treated lumber or cedar lumber will be permitted in the construction of the deck
  • Sheds can be no larger than 8’ wide x 10’ long x 7.5’ high
  • One (1) shed per site
  • Outside contractors are not allowed unless approved by Management

Maintenance

  • Occupants are responsible for maintaining a well-groomed site, free of debris and clutter
  • Occupants are responsible for cutting grass on their site
  • In order to avoid damage to buried service lines, digging or driving of stakes is not allowed without prior approval from Management
  • All modifications to campsites such as walls, gravel, trees, etc. will become the property of the park when the lease to occupy is terminated. All sites must be left cleaned

Etiquette

  • Practice good camping manners by respecting the property and privacy of other individuals
  • Do not take shortcuts through campsites by foot or by any other means
  • Avoid excessive and boisterous noise. If music is played, please play softly as everyone may not appreciate your choice in music
  • Do not walk through the park with glass bottles, drinking glasses or cups
  • QUIET HOURS: 11pm-8am throughout the week and weekends.
  • MANAGEMENT RESERVES THE RIGHT TO EVICT ANYONE VIOLATING THE RULES OF THE PARK AT IT’S OWN DISCRETION
  • Head Lake RV Resort does not take responsibility for any personal lost, stolen or damaged articles, or for any personal injury or damage from any cause
  • Any public intoxication, rude language, fighting and causing any kind of disturbances with other Occupants, guests, children or Management will be cause enough for immediate eviction
  • For the protection and health of Management and Staff, please respect the times when they are not available, unless there is a critical emergency situation.

Modification of Rules and Regulation

  • The Owner is entitled, in its sole discretion, to modify this ‘Park Policy and Rules’ or introduce/add new rules for the common benefit of the Occupants and Head Lake Trailer Park. This ‘Park Policy and Rules,’ together with all amendments, deletions and additions, made by the Owner, acting reasonably and of which notice shall have been given to the Occupants, will be deemed to be part of the Licence of Occupation Agreement.

We aim to provide a pleasant, wholesome, neat and clean environment that all our campers can share, enjoy and take pride in. We appreciate and require your co-operation in order to make a happy park for everyone.

Park Policy & Rules - Sch. B

  1. No food is to be taken into the pool area. This rule is posted
  2. Shower before entering the pool. This rule is posted
  3. No glass containers are to be brought into the pool area OR around the common areas of the park
  4. Clean up after your use of the pool
  5. No smoking/vaping within the pool area or on the common areas of the park
  6. No items are to be hung on the pool fence
  7. Do not lean against the pool fence
  8. No digging or driving stakes into the ground without management approval. There are live buried hydro cables throughout the park. Major safety issue!
  9. One registered vehicle per site unless approved otherwise by management. Additional vehicles owned by site occupants shall be parked in the lower parking area unless approved otherwise by management
  10. Empty black water tank first, followed by grey water to flush the system and prevent sewage blockages. Use safe products in your black water tank to break down solids
  11. Garbage is to be put into clear bags. One bag per site will be picked up from your lot every Sunday by 11:00 AM. All occupants are responsible to collect and remove from the park all their recycle materials (paper, cardboard, glass beverage bottles, aluminum beverage cans.)
  12. Keep your pets off other occupants sites. Clean up after your pet. Pets must be on leash.
  13. No fireworks of any kind, or their use, are permitted within the park without the prior approval of management
  14. Quiet enjoyment… all occupants are entitled to quiet enjoyment within the park. Keep all noise at a reasonable level throughout the day and evening hours.
    No loud noise of any kind during quiet hours 11PM – 8AM
  15. Lot occupancy… One trailer per lot. No boats, boat trailers, personal watercraft or cargo trailers are to be stored on lots. Do not park your vehicle on any other lots at any time.
  16. Recycling material… Fibre, bottles and cans are not to be mixed in with clear bagged garbage
  17. Cleanliness of lot… Lots must be kept neat and trimmed (grass cut) at all times. This includes removing unsightly clutter from under the trailer
  18. Firearms… No firearms and/or ammunition of any kind are permitted in the park at any time
  19. Roadways… Do not cut through other occupants lots. Use roadways to move about within the park
  20. Renting of trailers… No occupant shall rent out their trailer without prior approval from management
  21. Playground Facility… All occupants, visitors, children using the playground facility, do so at their own risk

Visitors - Sch. C

  1. Site Occupants shall register, at least 1 day in advance of their visitors arrival,
    via email, all of their visitors PRIOR to their entry into the Park. headlaketp@gmail.com
  2. Site Occupants will be charged an additional $5.00 for any visitor(s) found on Park property who have not registered. Unauthorized individuals on Park grounds are trespassing.
  3. Registration is complete with the following being provided to Management
    a) Licence plate number of visitors vehicle
    b) Names of visitors including children
    c) Duration of stay (Arrival & Departure dates)
    c) Full payment etransfer to headlaketp@gmail.com
  4. Visitors shall park their vehicles in the lower level parking area in front of the pool, NOT at the Occupants site/lot. Visitors may drive their car to the Lot for unloading only (no more than 15 minutes) and then drive their car back down to the lower level parking area Please do not abuse this rule.
  5. Visitors Pass – $8.00 per person (adults & children 10 years of age and older)
    Overnight Pass – $13.00 per person (adults & children 10 years of age and older)

General housekeeping & rules for short term overnight camping

Check-in Time – by 8:00 pm latest

Check-out Time
– by 5:00 pm latest

Quiet hours
– 11:00 pm to 8:00 am

Site Occupancy
– Site fees are based on 2 adults per site
One RV only on site

Black & Grey Water
– Septic port is available on site
Empty Black water first, then grey water

Garbage & Recycling
– Secure garbage & food from animals overnight
Garbage to be put into clear bags
Advise Management when you have garbage for pick-up

Campfires
– Are permitted at any time
Must be contained within fire ring on site
Extinguish when leaving the site or retiring for the night

Children
– Children aged 11 and under must be supervised at all times by someone 12 ages and older

Pool
– rules are posted, including those for children
Playground use and bike riding are undertaken at everyone’s own risk

Pets
– Must always be on a leash when not in the RV
Clean up after your pet
Persistent barking is not allowed
No pets within the pool fenced area

Pool
– Use at own risk as pool is unsupervised
Follow all rules posted No Glass containers within pool enclosure

Camping Etiquette –
Be considerate to all other campers at all times
No profanity
Drink responsibly
Smoking & Cannabis use strictly on site only
No fireworks or torches

Items for sale at Park include
: Firewood, Ice, Propane (Tank Exchange)

Boat & boat trailer storage

No boats and boat trailers are to be stored on a Lot/Site.

ATV's & Motorcycles

No ATV’s or loud motorcycles are allowed in the Park, unless approved otherwise by Management.

Quiet Enjoyment

All occupants are entitled to quiet enjoyment within the park. Keep all noise at a reasonable level throughout the day and evening hours.

No loud noise of any kind during quiet hours 11PM – 8AM

Lot Occupancy

One trailer per lot. No boats, boat trailers, personal watercraft or cargo trailers are to be stored on lots. Do not park your vehicle on any other lots at any time.

Recycling Material

Fibre, bottles and cans are not to be mixed in with clear bagged garbage.

Cleanliness Of Lot

Lots must be kept neat and trimmed (grass cut) at all times. This includes removing unsightly clutter from under the trailer

Firearms

No firearms and/or ammunition of any kind are permitted in the park at any time.

Roadways

Do not cut through other occupants lots. Use roadways to move about within the park.

Renting Of Trailers

No occupant shall rent out their trailer without prior approval from management.

Playground Facility

All occupants, visitors, children using the playground facility, do so at their own risk.
